Summary of the A.T. Program

My program would allow the appraiser to calculate the lot size, GLA square footage, and basement square footage adjustments with full compliance of USPAP, which requires that the appraiser show evidence in his/her work file supporting these adjustments.

Today this is a problem because appraisers don’t have supporting evidence for these major adjustments which is well known throughout the industry.

This has developed because of the forms themselves that dissect the property value into up to 20 different areas which includes overlapping.

My program shows how this is done and will help the public and users of appraisals to understand this clearly."

You input Steps 1-3 using data from your appraisal.

Subject’s Lot Size in % of Acre
Then the same with Comparables
2nd Enter from appraisal
Subject’s GLA
Then the same with Comparables GLA
3rd Enter from appraisal

Sale price of comparables plus any concessions and time/market adjustments

Questions: How is data gathered and analyzed - within an excel spread sheet?

This program uses the appraiser’s ability to find the best comparables and analyze that into a fully compliant analysis for USPAP.

Question: How is the data entered into your software. Is it manually entered or does it take it directly from the appraisal software.

The data is entered manually and comes from the appraisal grid.

Question: Would like to know if your product would be suitable for Canada (CUSPAP) Also, need some clarification on where is the data coming from (example: fireplace value...)

If you use a standard market approach in your property evaluation services it should be useable in all markets.
All adjustments are based on ratio analysis which the appraiser is responsible for determining.

The A.T. program is designed to run off the sale grid of your appraisal.

You simply input the size of the subject and the size of the comps, then the GLA of the subject and comps, and finally the sale price less concession.

The program comes with a manual and is very easy to run.

Question: I WANT TO MAKE SURE I UNDERSTAND THIS ANALYSIS. EACH APPRAISAL HAS 6 OR MORE COMPS AND THE MARKET DERIVED ADJUSTMENTS ARE FROM THE 6 COMPS IN THE APPRAISAL. THIS PROCESS IS REPEATED FOR EACH APPRAISAL. DO I HAVE THIS RIGHT? I ASSUME THIS IS A STAND ALONE PROGRAM AND DOES NOT INTEGRATE WITH ACI, ALA COMMODE OR ANY OTHER SOFTWARE?

The program allows for 3-9 comps and yes it is a stand alone program that can be used with all software.

It is designed to be very easy to use and understandable to all readers of the appraisal.

It will also save you several hours of computations and you will be in compliance with USPAP."  Please Note: In order to run Appraisaltool properly on your computer you must have windows Excel.
